Low Income Housing
When applying for low-income housing, all information provided will be verified. After all verifications are done and the applicant is found to be eligible, the applicant will be added to the waiting list.
Information collected for verification includes:
- Income information must be confirmed to ensure that complete & correct data has been provided (i.e. employer, rate of pay, TANF, SS, SSI, pensions, interest, assets, etc.).
- Rental history for timely payment of rent & any damage caused by applicant or household will be sought from previous landlords.
- Because of HUD and HHA’s dedication to ensuring a safe living environment & stopping criminal activity on or near housing property, criminal history data will be sought on all adult members of a household from law enforcement agencies and county / state records.
- Child-care costs information will be verified. Elderly/disabled applicants with out-of-pocket medical expenses must provide written confirmation of theses service & costs.
Rent Calculation
How is Rent Calculated?
Rent is based on total household income, qualifying expenses, and family composition. If an applicant or tenant commits fraud by not reporting correct and complete information, loss of tenancy plus prosecution by the Federal government will be the consequences.
The basic HUD formula for figuring monthly rent is: Total income less qualifying expenses times 30% divided by 12 months = base rent.
Minimum rent for zero income is $50.00
At League Circle after the basic monthly rent is figured, the following adjustments are made:
- A utility allowance is deducted
- Charges for cable is added, and trash collection are added. (Based on the cost to HHA for these services)
A utility allowance is deducted from the rent for League Circle tenants, as they are responsible for paying their own electricity.
Friendship Village tenants have a cable charge added to their base rent. These residents do not pay any utilities.
The security deposit is $200 for all units payable prior to moving into the apartment.
Pets are not allowed without approval from the housing authority. If the pet is approved by HHA, there is a $300 pet deposit that must be paid before the animal is allowed on the property.
